Anoka County sends out property tax statements in mid-March on behalf of several taxing authorities, including your city, school district, the state, and others, depending on where you live and the type of property you own.

In general, there were no significant legislative changes impacting the calculation of proposed 2026 property taxes.
The main drivers that influence your property taxes are:
- Increasing local levies, including city, school district, and county. View a 5 year levy history report.

- Changes in the assessed value of your property.
- How your property's value change compares to others in your area.
Property Tax Refund - new in 2025 renters will no longer file a 2024 Renter's Property Tax Refund return, Form M1PR. Instead, the credit will be added to your income tax return. Payable Property Tax Statements
Only one tax statement per parcel is mailed per year. A change in the ownership recorded after January 1 of the current year will not initiate the mailing of a new tax statement. The statement will be sent to the previous owner/or taxpayer. Mortgage refinance and/or satisfaction, and sale are common reasons for a change in the current year taxpayer and require a request for a duplicate tax statement.
Failure to timely pay your taxes due to not receiving or having a tax statement will not forgive the imposition of penalty and interest.
Statements are mailed in mid-March. If you have not received your tax statement(s) by April 1st of any year, please call 763-323-5400 and request a duplicate.
Manufactured home statements are mailed in July of each year. If you have not received your statement by July 15 of any year, please call 763-323-5400 and request a duplicate.
Frequently Asked Questions
How your property is classified and/or the tax amount, will determine when your taxes are due.
If any of the due dates fall on a weekend, the taxes are due the next business day.
No, there is not a grace period when paying your property taxes.
If you pay your first half or second half property tax after the due dates, a penalty will be added to your tax. The later you pay the greater the penalty you must pay.
The taxes for Personal Property located on leased government-owned land may be paid in two installments which are due at the same time as real estate property taxes, and which are subject to the same penalty schedule and penalty rates as real estate property taxes. All other Personal Property taxes are due in full on or before May 15 each year.
Note to manufactured homeowners: The title to your manufactured home cannot be transferred unless all current year and delinquent personal property taxes are paid at the time of transfer.
Not necessarily. While a higher property value can increase your home’s taxable tax capacity, it doesn’t automatically raise your tax bill. In Minnesota, your property taxes are determined by your local government’s annual budget (levy) and how your property’s value changes relative to other properties in your community—not by your value alone.
